Why This Is Not a Commercial Final Clean

Mining-support buildings finish in a condition that a standard commercial final-cleaning specification simply does not describe. Concrete dust from slab work, weld spatter and grinding residue, cutting oils, coating overspray and heavy debris from equipment installation are the normal starting condition, not an exception.

Scoping these buildings against an office specification is the most common estimating error we see. We write the scope to the actual finishing condition of the structure, and we say plainly during estimating what is and is not achievable within the proposed budget.

Building Types and Their Different Requirements

A mining-support campus usually contains several building types with genuinely different cleaning requirements. Shops and maintenance bays have high bays, exposed structure, coated or sealed slabs and heavy equipment residue. Warehouses need slab and racking-zone cleaning sequenced against racking installation.

Administration buildings, laboratories, dry facilities, crew accommodation and kitchens are conventional commercial interiors and are scoped as such — but they sit on the same site and under the same access rules as the industrial buildings, which affects scheduling.

Site Access, Induction and Escort

Access is the constraint that most often determines the schedule. Mine sites and mine-adjacent construction typically require operator-run safety induction, site-specific PPE, badging, and in many cases escorted movement for contractor personnel.

None of that is unusual, but it does need arranging before mobilization rather than at the gate, and it caps how many people can realistically be productive on a given shift. We confirm induction and access requirements with the operator during scoping and plan crew size accordingly.
